The Story
Satyrs has so many unusual characteristics which make it appealing but for owners Brian and Linda Clarkson, the hall is particularly special. It has a big window where you can sit and look out over the garden and it connects the downstairs rooms, Linda said. The couple were also drawn to the property by other design features, however, such as the flexible reception rooms and garden views. The house is part 1930s and part 1950s but everything fits together so well, she said. It all flows beautifully. The location of the Givons Grove private estate was also appealing to the Clarksons, who moved to Satyrs in 1997. It's a lovely estate and we thought that this was one of the nicest spots within it, she added. FLEXIBLE SPACE The house has four reception rooms, which have proved very flexible. We have a family room, formal dining room, a study that is perfect for working from home and a drawing room - so it's an ideal house for entertaining as there's so much space, she said. We've got four children and it's fabulous when all the family come over. And with one daughter having her wedding reception at the property last year and there being several birthdays to celebrate, there have been lots of opportunities for welcoming guests. The dining room is very big so that helps with the entertaining, she added. But for the wedding we had a marquee in the garden too. IDEAL LAYOUT The dining room used to be a playroom as it leads from the kitchen. The double aspect drawing room, with its Adams-style feature fireplace has French windows leading to the enclosed courtyard at the side of the property. The courtyard is like a separate room. There's also an extremely distinctive wall out there, which has been there for hundreds of years, she said. The hand-crafted, bespoke kitchen, with its utility room and boot room attached, has access to the other side of the property that in turn leads to the rear garden. We tend to eat in the kitchen on a day-to-day basis as there's plenty of room, it's convenient and just generally a really great room! PERFECT RELAXATION The upstairs rooms have been given the same care and attention. Linda particularly loves the double aspect master bedroom. I spend a lot of time in there, relaxing and watching television, she said. It looks out over the back garden and has an en-suite shower room and dressing area. There are two other spacious double bedrooms, a smaller double room and a family bathroom on that floor. All the rooms are sloped, none are completely square, so they have real character and there are lovely big cupboards in the eaves. Everything in the property has been painted in antique creams and neutral shades, keeping the lines and décor clean, complementing the unusual nature of Satyrs. We think a famous cartoonist lived here once so that might explain its theatrical persona, she said. Outside the character continues as the garden gently slopes up and has raised areas and lawn. It's all very mature and secluded as it's not overlooked at all. It's a beautiful, private estate and this is a very special home within it, ideal for families, she added.
ACCOMMODATION
GROUND FLOOR Stepping into the entrance hall of Satyrs you get a real sense that this is a warm family home. The entrance hall is light and airy and leads through into a larger reception hall which has several windows that frame great views of the large garden and, with seating space, provides a great spot to chat over coffee. The first room to the left proves to be the cloakroom with a low level WC and wall mounted sink. You note the staircase to the first floor before making your way to the formal drawing room opposite with its double aspect windows which fill the room with light, a feature fireplace for cosy evenings in the winter months and French doors that open out to the terrace for a quiet evening drink with family and friends. To the left of the inner reception hall there is access to the family room and the kitchen/breakfast room. Givons Grove is a favoured location due to its proximity to Box Hill. Leatherhead is located amongst open countryside, ideal for people who love rural life without being to far away from the shops, theatres, cinema, sporting facilities and good schools. Close to the A24, the location is excellent for reaching Leatherhead and Dorking easily. The A24 is also a good link to Brighton which can be reached in 45 minutes. There are also good links to the M25 and it's a five-minute drive into Leatherhead and to the station there. Trains from there head into London's Waterloo in about 40 minutes. The area is right in the middle of green areas; there are commons, golf clubs, Box Hill and many parks nearby. It's fabulous, you come out of the estate and there are green hills and it's very leafy. The property is situated between Gatwick and Heathrow airports.
DIRECTIONS:
From Junction 9 of the M25 follow directions to Ashtead and Dorking along Leatherhead bypass road. Go over the first roundabout and continue on over the second roundabout (Beverbrook).
